What is a custom home building specialist?
Myers Constructions are Custom Building specialists. Our clients work directly with Paul our Managing Director and his team, giving you professional guidance throughout build. You can bring your own plans or work with us to design your own. If you don’t have plans one of our design partners will work with you to design your new dream home, taking into account the site, passive solar design, and your personal requirements. You are given personal choice over your design, finishes, fixtures and fittings. This ensures you achieve your dream home. This contrasts with the experience of working with a volume builder. With a volume builder, you will talk to a salesperson and be given limited choices regarding plans, flexibility and inclusions.

We build across the West Gippsland region from Pakenham to Moe.
What do you build?
We LOVE building unique architectural homes and renovations that are designed for the beautiful Gippsland region.
Do we need to bring plans?
No. We can help you to arrange architectural drawings with one of our design partners, alternatively we are happy for you to bring your own plans to us.
Are you a registered builder?
Myers Constructions is a registered builder with The Victorian Building Authority (VBA) Director Paul Myers is also registered as the Principal. Myers Constructions holds HIA (Housing industry association) membership. This gives us access to the latest information on new VBA (Victorian Building Authority) regulations, industry information and Building trends.
Are you insured?
Yes. Myers Constructions holds all necessary insurances from construction works, public liability and work cover. Myers Constructions also holds Home Owner Warranty Insurance eligibility. We have Products and Public liability insurance to the limit of $20,000,000 and annual contract works insurance which covers all contracts works involved with your build.

We provide professional support, resources and regular updates through the build process to ensure you’re fully informed along the way. If you already have a design and detailed plans great, you are part way along your journey to your new dream home. If not we are here to assist you to get there.
How much will my build cost?
Consideration is given to the size of the project, the complexity of the design, what you would like as inclusions and the characteristics of your land. We will gather this information at our initial meeting to capture your vision for your new home. Working with your plans we will provide a budget estimate based on the information gathered.i
Why don’t we work on square meterage rates for quotes?
We get asked that a lot. How much a square meter? The reality is, for a custom built project, there is no set rate. That’s because no two projects are ever the same, no site conditions are the same, and no clients are the same. A square meterage rate can be useful at the outset when formulating a starting budget. If the client has X amount of budget, then the size of the building is approximately that divided by the rate. This rate needs to be verified by the builder by doing a proper quote. More often the rate applied at the beginning of the design process is different to the ultimate cost. A proper quote requires the builder to fully understand the plan, the scope of work, site conditions, and time constraints.
Why do you charge a fee for preparing quotes?
In order for a quote to be meaningful, it has to be accurate, contain clear and detailed information for both parties. An accurate quote takes a significant amount of time and money to prepare as each project is different in scope and site conditions. It is easy to get a free quote, but those builders will not want to spend the time or effort. They can apply a square meterage rate or low ball the quote and make up their margin by lowering standard or adding extras during the build. Too often the owner engages the lowest cost builder because it is hard to understand the quote. What sounds like a good deal in the beginning can end up more costly or project just fails to achieve the desired outcome. A paid service allows us to spend more time to investigate deeper. In particular for renovation work, multiple site visits and confirmation may be required. If we are willing to enter into an agreement with you, we are committed to producing a quality quote with all the scope assessed, unforeseeable items allowed. We also acknowledge that if we do not win the job, our expenses will NOT be recouped from the fee we charge. During our initial consultation, we will estimate if the owner’s budget is workable. If we believe there is a mismatch, we will not offer this service.
What documents are required for a quote?
If we are provided with accurate and detailed documentation, the quote produced will be precise. For a typical project, a 4-6 week turn around can be expected. On the other hand, if the document is lacking details, the quoting process can be done in a couple of days. This is often the case if the client is seeking an estimate during the design process. A basic concept drawing can be used provided that the client understands accuracy will be poor. Ideally, a detailed set of architectural drawings, engineering design, soil test report, schedule of finishes, and fitting will be a basic minimum requirement
How much do you charge for a quote?
The fee ranges between $300 + GST for a preliminary estimate to $1500-$3000 + GST for a fully itemised, fixed price quote (depending on the complexity and size of the construction).
